Short Sale and REO Real Estate Services

ShortSale and REO properties are a part of the market. Know the rules.

We are Certified Distressed Property Experts (CDPE) a nationally recognized real estate designation letting you know that we are experts in dealing with all aspects of shortsales. We step you through the process giving you comfort, security and the confidence to know that your situation is being handled quickly and professionally. Combined with over 20 years experience in real estate and you know you are in good hands.

Our goal is to keep things as simple and straightforward for you, our client, during this process. Short sales and REO work is our main focus and our knowledge is your peace of mind.

What are we not? We are not a fee based business. Our real estate brokerage firm will not charge a service fee beyond a regular commission. We assist home owners with the short sale process by qualifying them and their real estate to make sure they are good candidates for a real estate short sale. If we cannot help you we will give you guidance on what the next steps should be such as mediation, loan modification, deed in lieu or bankruptcy. We will put you in contact with a Short Sale and REO attorney who has the legal expertise and experience to guide you. We only profit by helping property owners sell assets approved for sale by both them and their lender through a normal real estate sales process. Our goals are inline with you and your lender in that we only profit through YOU having a successful transaction.

What are REO’s?

REO or Real Estate Owned is one of many interchangeable terms letting you know a property on the market for sale is being sold by a bank or a bank owned subsidiary. REO property has moved past the short sale or pre-forclosure phase and the bank has taken full legal possession of the property. Other terms you might hear are “corporate owned”, bank owned, and foreclosure. Beside knowing the nomenclature we help you know how to successfully bid on bank owned property.

Bank owned real estate has slightly different rules from regular or short sale transactions. We know how this market works and we guide you through it each step of the way with realistic expectations, timeframes, offers and guidance.
